Hotel LUCIA (54 rooms) opened 7 years, in UNESCO-registered pristine ecological area. This handicapped-accessible 5-story hotel with an elevator is a strictly non-smoking hotel, hence the relatively low occupancy and revenue, particularly from the restaurant part of the business which is leased out. A new owner with more liberal policies who would operate the hotel including the restaurants more hands on should generate substantially higher returns and profit. The hotel is situated in the absolute prime location on a beautiful island surrounded on both sides by small rivers on an approx. 1 hectare (2.2 acres) parcel of land which forms the hotel grounds on which there are many mature trees and a huge parking lot that easily accommodates approx. 40 cars and simultaneously 5 busses. You will see many canoists navigating down the rivers, and there is a canooists campground on the far end of the island where the two rivers join and flow toward the ancient capital city of Prague. The city of Veseli nad Luznici is a very beautiful and historic city (established in 1259 AD). The name Veseli means happy and cheerful and so are the inhabitants, and very beautiful people they are. Many of the most beautiful girls in the Czech Republic go topless and nude bathing at the nearby fresh water lakes pristine sandy beach, which even features designated nudist areas. There are forests with lots of blueberries and mushrooms, and hundreds of kilometers of bicycle trails in this mostly flat terrain, where there are several picturesque middle age castles and chateaux located within easy half-hour driving or bicycling. Directly across the river Luznice is an approx. 400 year old flower-mill, and 50m further is the ancient City Hall, bank, shopsrestaurants, and a huge sports complex with a hockey stadium, soccer field, tennis courts and childrens playground. Across the street is the bus stop and city convention center with many meeting rooms, auditorium, restaurant and disco. Several multinational food supermarket chains would like to build their supermarkets on the property or in its vicinity, one huge multinational would like to buy the hotel just to get the land. The hotel could be converted into a health facility with long term care for seniors, or a pensioners home, a facility offering health-cures and weight reduction, smoking-cessation, rejuvenation, etc. Next year begins construction of a new railway station, work will continue on the new freeway D3 from Prague to Linnz (in Austria) increasing the need for housing which could help improve the occupancy of Hotel Lucia particularly during the off-season. Theres no mortgage. Hotel Lucia has its own website with many domain-aliases, and Hotel LUCIA is also prominently advertised an information portal with approx. 600 domain-aliases, all also owned by the owner of the hotel, JUDr. Milan Vacek, a Czech-American who returned to Bohemia after the Velvet Revolution of 1989 to marry the Czech girl of his dreams.
